Key Issues Addressed in CLT Ground Leases

The beauty of the CLT model is the ability to tailor and shape the CLT to meet the unique needs, opportunities and priorities of the neighborhood and community in which the CLT operates. The primary vehicle for doing so is the CLT ground lease. Working from a "model" ground lease document that forms the basis of CLT ground leases across the country, each CLT makes critical decisions to mold and customize the ground lease, according to its goals and preferences. We have developed a framework to help new and existing CLTs focus their deliberations and decisions around the fundamental decisions to be made in their ground leases.
